16,000 square feet of space have been dedicated to creative workspace, studios and a project space for 5 years at peppercorn rent by developers Ecoworld Ballymore. Studio operators arebyte moved their headquarters into 3 commercial units of this new district in October 2017 and will be joined on site by English National Ballet, London Film School and The Line in 2019.

Somerset House Studios
Gaia Art Foundation and Outset Contemporary Art Fund have launched the Outset x Gaia Art Foundation Hub at the Paint Room, Somerset House. The multi-purpose space will provide a platform of exchange for artists, makers, thinkers and entrepreneurs at the crossroads of the newly opened Somerset House Studios and Makerversity communities. This new partnership sees both philanthropic organizations realizing a new cultural hub and supporting the £1.8m capital campaign transforming former Inland Revenue offices into Somerset House Studios. The joint support is part of the Studiomakers initiative in partnership with The Mayor of London to secure affordable workspaces for creative professionals in London for the long term. The unique shared social and event space at The Paint Room will be programmed by Outset, Gaia Art Foundation and Somerset House to further the interdisciplinary dialogue and organic cross collaboration between Somerset House Studios artists and members of the entrepreneurial innovation platform Makerversity, and to share the process with a wider audience.

Baker Street Residency, Marylebone
One floor of an office block on Baker Street in June 2016 is being used as a shared artist studio space, and housed a temporary exhibition for The Empire Remains Shop. Creative work hub and gallery The Koppel Project have occupied the ground and lower ground floor, before redevelopment by Gertler Properties where two new affordable studios will be included in the new complex.
NX Gate, New Cross
In April 2016, the café space in a new residential development by Realstar Group in New Cross was allocated long-term space to a curated programme of new art projects by students from Goldsmiths College across the road.
